Eight bridge loan files in the pipeline this morning, eleven pages each, and four internal guides that govern them. The agent runs the advance calculation in code with the clause behind every term, conditions the file against what the documents say rather than what the borrower answered, checks lien position, hazard coverage, the mortgagee clause and flood, and writes the conditions letter to the lending partner. The tools refuse a figure that is not written on the page it was cited from, and they refuse a condition that no document can clear.

Measured here, end to end on one file: run one and watch. That covers the first review, the advance calculation under BAC-2026, the conditioning and the letter to the partner. It does not fund, does not close and does not release a wire.

What this shows

The problem
A bridge file arrives as a stack of documents that do not agree with each other, and somebody has to calculate the advance, list what is missing and check title, insurance and flood before the file can go to funding review.
The result
The run below is real and is recorded: the advance calculated in code term by term with the clause behind each one, the file conditioned against the documents, the lien schedule read, and the conditions letter drafted, every figure carrying the page it came from.
What is simulated, and what is not covered
The lender, the eight files and the four guides are invented. There is no scanned document and no optical character recognition here, no connection to a loan origination system, no credit or income underwriting, and no funding, closing or wire. The tool layer is real: it refuses a figure that is not written on the page it was cited from.
What a pilot would need from your side
A sample of real files with the names removed, your advance and conditioning guidelines in whatever form they exist today, and one person who can say whether an answer is right.
